SUMARY
The Property Director of RM reports directly to the Area Director of Revenue Management, (with a dotted line to the hotel General Manager) and will be responsible for maximizing revenues, market share and profit for his/her hotels in partnership with the revenue coordinator, the General Manager and the Business Unit’s marketing, sales & e-commerce departments.
EDUCATION
Degree level - preferably in Tourism, Business Studies, Economics, Business Admin

PROFESSIONAL EXPERIENCE
Minimum 10 years of experience in Revenue Management, including at least 4 years as a Senior Revenue Manager in a luxury hotel
MAIN RESPONSABILITIES
Stategic Pricing
- Pricing and yield guidelines for rates, room types, and customer segments
- Define the ideal business mix and channel mix strategy, define overbooking and protection strategy, defines Crew & TO optimal allotments
- Define segment pricing strategy and black-out periods
Planning, Budgeting & forecasting
- Builds 2-year property revenue strategy & budget proposal, prepares forecast based on the Minor guidelines
- Produce accurate short- and long-term demand forecasts by segment, and lead the annual rooms revenue budget in partnership with the Director of Finance.
- Analyze STR/market benchmarking reports, comp-set positioning, and RevPAR index performance to identify opportunities and risks.
- Deliver clear, data-driven presentations on revenue performance, forecast variances, and strategic recommendations to the General Manager, ownership, and management company.
- Maintain and optimize the Revenue Management System (RMS) and ensure data integrity across the PMS, RMS, CRS, and channel manager.
- Validates RMS forecast and ensures corrective action to improve projections
Distribution & E-Commerce
- Manage all distribution channels — direct, GDS, OTA, wholesale, and brand.com — to optimize channel mix, cost of distribution, and rate integrity.
- Partner with e-commerce and digital marketing to optimize the brand.com booking path, merchandising, and direct-booking conversion.
- Oversee content, rate loading, and availability across all third-party and brand distribution platforms, ensuring accuracy and consistency.
- Evaluate new distribution partnerships and technology (RMS, CRS, business intelligence tools) to strengthen the property's commercial capability.
Daily revenue management optimization
- Reviews demand calendars, convention and city event calendars and sets up events & seasonality databases
- Performs daily pick-up analysis, reviews yield system forecast, competition analysis and price positioning
- Effectively applies pricing & restrictions in line with set strategy in order to maximize profits: rate open/closing, rate level and short-term sales & promotion action plan design & execution
- Responsible for group quotations and related displacement analysis
- Define the strategy and pricing for meeting room spaces, setting the yielding actions considered to optimize the demand.
- Together with the General manager, liaise upon the strategy and pricing for F&B and other ancillary revenues from the MICE segment.
- Monitoring of the other revenue strategy on all NH Systems
Performance, demand & competition analysis
- Carefully monitors market performance, RGI, channel performance
- Follows all relevant developments of the market place, values impact of demand generators, notes changes in supply, behaviour in feeder markets etc.
- Keeps up to date knowledge of main competitors, product knowledge, pricing, business mix, etc.
- Ensures quality of data is checked on a regular basis (correct segmentation, denials tracking, etc.)
Communication
- Communicates strategic recommendations to key commercial stake holders, e.g. Area Director of Revenue Manager and Managing Director, and ensures buy-in and commitment from all involved
- Holds regular reviews with key stakeholders. Participates actively in RM team collaboration & validation meetings
- Work with Marketing to align promotional calendars, packages, and campaigns with demand strategy and inventory controls.
- Represent the commercial strategy of the hotel to ownership and brand leadership, including in owner and asset management meetings.
Team Management:
- Supervision and accountability over the Reservations Department, monitoring performance and evolution.
- Lead, mentor, and develop the revenue and reservations team, building strong analytical and commercial capability.
- Educate department heads and the Executive Committee on demand trends, pricing rationale, and the commercial impact of operational decisions.
- Model the discretion, polish, and guest-centric judgment expected in a luxury environment, particularly when balancing rate strategy against VIP and repeat-guest relationships.
GENERAL INFORMATION
- MS Office, Intermediate Excel. Knowledge of TMS4Hotels or other hotel CRS and PMS Systems Knowledge of hotel Revenue Management Systems, including all Distribution and Reporting Platforms.
- Fluent spoken and written English
